litigation against realpage

RealPage is a real estate service company. Landlords can submit the rents they are leasing at and other Landlords can use that knowledge to decide their own asking rents.

The US government has filed litigation against RealPage claiming it is anti-trust and is allowing landlords to collude to set higher than market rents.

Every home seller will look at recent comparable sales and comparable active listings before marketing their home. Then they price their home accordingly. Some home sellers will ask more than these comparables suggest. That doesn’t mean they will get that higher price.

Home buyers also research the prices paid for comparable homes.

Will home sellers and buyers be banned from doing this?

How is this any different from what landlords are doing? The rent achieved will ALWAYS and ONLY depend on supply and demand.
